Property restoration typically has three phases: 1) Stabilization; 2) Restoration or Remediation; and 3) Reconstruction. Stabilization is stopping the water, storm, fire, mold, or pet damage from occurring, restoration or remediation is addressing the issue’s affect on contents and building materials; and reconstruction is the work done after the restoration or remediation to bring the property back to its former condition. Stabilization and restoration or remediation are oftentimes combined. Most reconstruction can be thought of similar to remodeling but in this case it’s restoring to its original condition, not redesigning or adding to as remodeling typically involves.
