Trees on or around your property enhance the beauty of the landscaping, produce natural shade, and can sometimes keep your cooling costs down in the dead of summer. There are unfortunately downsides to having trees in and around any building as well: they may increase the occurrence of or severity of any weather damage to the building when bad storms strike.

Trees are very prevalent in the St. Louis area. The City of St. Louis, St. Louis County, Jefferson County, Franklin County, St. Charles County, and many of the counties in Metro East Illinois have a plethora of trees, some very old trees, that are layered in amongst the buildings – be they residential, commercial, retail, or industrial. There are very few places one can own a building in the St. Louis region without having a lot of trees around your property.

While rarely a problem for a building owner, besides dealing with leaves and sap that may fall from the trees and need to be dealt with, during violent storms with aggressive winds or worse (such as tornados or close to them in wind force), trees can become very dangerous as lightening or winds may cause limbs to break off and fall on a building, creating weather damage.

Trees are less likely to be prone to breaking off and falling on buildings when they are trimmed regularly, with sick or dead pieces removed and therefore being less of a risk during a bad storm. Tree trimming is not inexpensive but the cost may make up for having to replace major sections of a home or a commercial, industrial, or retail building. 

One additional incentive to keeping a property’s trees trimmed is that the liability for a tree falling on the building of another property owner’s building typically lies with the owner of the property the tree fell from. That means you may be liable for weather damage that occurs on a building if the tree that fell on the building or its limbs came from real estate you own.
